    In a commercial building the electrical installation is the thing everyone relies on and nobody looks at until it stops. HT Cooling carries out inspection, maintenance, fault finding and installation for commercial premises across Surrey, Berkshire and London.

    Periodic inspection, and why the date matters

    Every commercial electrical installation should be inspected and tested periodically. How often depends on the type of premises and how hard the installation works — an office is not a workshop and neither is a kitchen. The report grades what it finds by severity, so you can see what is genuinely urgent and what is simply worth planning for.

    Two moments make it matter beyond safety. Insurers ask for it, sometimes at renewal and always after a claim. And buyers, tenants and their solicitors ask for it during a transaction, at the point where not having one is most expensive.

    Fault finding without shutting the business down

    Intermittent faults are the difficult ones — a circuit that trips once a fortnight, a flicker nobody can reproduce, a socket that works until it does not. They are found by testing and elimination, not guesswork.

    The complication in commercial work is doing that on a live building. It usually means agreeing in advance what can be isolated and when, working out of hours where a shutdown is unavoidable, and being straight about how long anything will be off.

    Emergency lighting and the systems you have to be able to evidence

    Emergency lighting has to work on the day it is needed and, just as importantly, has to be demonstrably tested. Buildings frequently have the equipment and not the records, which is a problem the moment anyone official asks. We test, and we leave you with the evidence.

    Distribution, capacity and adding load

    Most calls about capacity come from someone wanting to add something — more equipment, air conditioning, vehicle chargers — and finding that the incoming supply or the board is already close to its limit. It is worth knowing your spare capacity before committing to plant that assumes it.

    Where capacity is short, the answer is not always an expensive supply upgrade. Sometimes it is redistributing load, sometimes it is managing it so that everything does not draw at once. We will look at that before recommending the expensive option.

    Working with the rest of the building

    Because we install air conditioning, ventilation and heat pumps as well, the electrical work for plant is usually done by the same team on the same visit. On refurbishments that removes the most common source of delay: two trades waiting for each other.
