Electrical work in a home divides into three: things that have gone wrong, things you want adding, and things you are required to have checked. HT Cooling covers all three across Surrey, Berkshire and London.
If you rent the property out, this one is not optional
Landlords in England must have the electrical installation in a rented property inspected and tested at least every five years by a properly qualified person, and must be able to show the tenant that it has been done. It is not advisory. If you own a property that someone else lives in, the date of the last inspection is worth knowing today rather than when it is asked for.
What an inspection actually tells you
An inspection is a condition report on the whole installation: the consumer unit, the circuits, the earthing and bonding, and the accessories. Anything found is graded by how serious it is, from something dangerous that needs attention now, through something that should be improved, down to observations worth knowing about.
What it is not is a quote for rewiring. A good report tells you what genuinely needs doing, what can wait, and what is simply older than current practice but perfectly safe. If a report comes back reading like a shopping list, ask which items are actually dangerous.
Faults, and why “it keeps tripping” is worth taking seriously
A breaker that trips occasionally is doing its job. A breaker that trips repeatedly is telling you something — a failing appliance, moisture in an outside circuit, a damaged cable, or a circuit carrying more than it should. Resetting it repeatedly is not a fix.
Fault finding is diagnostic work: isolating circuits, testing, and narrowing it down, rather than replacing parts until it stops. We find the cause and tell you what it will take to put right.
The work people most often want adding
Extra sockets in rooms that were wired for a different era of life. Outside power and lighting. Garden offices and garage supplies. Consumer unit replacements where the existing board has no modern protection. Lighting changes as part of a refurbishment. And electrical supplies for the equipment we install ourselves — air conditioning, heat pumps and vehicle chargers all need power getting to them, and doing that as one job with one team is simpler than coordinating two.
Certain work has to be notified
Some domestic electrical work has to be certified and notified to building control. That is a legal requirement, and the paperwork matters when you come to sell or let the property. We will tell you which category your job falls into before we start.
