Air conditioning inspections, TM44 and F-Gas
If you own or manage a building with air conditioning, two sets of rules apply. Larger systems must have a TM44 energy inspection every five years. Systems containing refrigerant above a certain amount must have regular leak checks by an F-Gas registered engineer, with records kept. If your building's air conditioning adds up to more than 12 kW of cooling, you need a TM44 inspection. It is a legal requirement every five years, it assesses whether the systems are the right size and running efficiently, and the report is lodged on the national register.

TM44 in one paragraph
TM44 is the inspection standard for air conditioning systems in buildings. If the total cooling output is above 12 kW, the building owner or operator must have the systems inspected by an accredited assessor at least every five years, and keep the report. The inspection looks at whether the systems are sized correctly, maintained properly and running efficiently, and recommends improvements. Not having one is an offence with a fixed penalty. F-Gas in one paragraph
F-Gas is the set of rules covering the refrigerant gases inside air conditioning and heat pumps. Only registered engineers may install, service or repair systems containing them. Systems above a certain refrigerant charge must be checked for leaks on a set schedule — the bigger the charge, the more often — and the operator must keep records of every check and every top-up.
